The real estate market in Albania has seen significant developments in recent years, becoming one of the most attractive sectors for both local and foreign investors. However, one of the most common questions that arises is: is it more profitable to buy a property to rent it out or to sell it later? This dilemma becomes even more relevant in a market like Tirana, where prices and demand are continuously increasing.

Buying a property to rent it out is considered a long-term strategy that provides stable monthly income. In Tirana, rental yields average between 5.8% and 7.6%, making it one of the most attractive forms of passive investment. At the same time, property prices have been increasing at a rate of 5–7% per year, meaning investors benefit not only from rental income but also from property appreciation. In some peripheral areas such as Kombinat, Astir, and Yzberisht, rental returns can be even higher due to lower purchase prices. However, this strategy requires ongoing management, maintenance costs, and the risk of tenant non-payment.

On the other hand, the strategy of buying a property for resale is more dynamic and often aims for quicker profits. The Tirana market has shown strong growth, with an increase of around 23.5% in early 2025 in central areas. Prices currently range from €2,500 to €5,000 per square meter in the city center, while premium properties are expected to reach up to €10,000/m² in the next decade. This creates real opportunities for investors who buy at the right time and sell when the market peaks. Overall, a well-planned investment can generate annual returns of 10–13%, combining price appreciation and rental income. However, this strategy is riskier and requires strong market knowledge and timing.

At the same time, renting should also be considered as a housing option. For individuals seeking short-term flexibility, renting is often more convenient, especially as property prices in 2025–2026 continue to rise. Currently, a two-bedroom apartment (around 60m²) rents for €600–800 per month, while a three-bedroom unit (85m²) costs around €800–1200 per month. Areas like Blloku and the city center are the most expensive, while areas like Fresku offer more affordable options, with prices around €2/m².

An important indicator for decision-making is the price-to-rent ratio. In Tirana, it often takes 20–25 years of rental income to justify the purchase of a property, which is considered relatively high. This means that while buying can be profitable in the long term, it requires significant initial capital and careful analysis of location and timing. For this reason, buying is generally recommended for those planning to stay for more than 3 years or those with a clear investment strategy.

In essence, the real estate market in Albania, especially in Tirana, offers numerous investment opportunities. However, the choice between renting and buying depends on personal and financial goals. Renting offers flexibility and lower short-term costs, while buying remains a strong long-term investment, particularly in a steadily growing market. The best decisions are those based on concrete analysis, where data and market trends play a key role in defining the right strategy.
