The real estate market in Tirana continues to experience strong growth, with the average selling price of apartments reaching its highest level ever recorded. According to data published in the KeyData Albania index, during the first quarter of 2026 the average apartment price in the capital reached €2,141 per square meter, while the median price stood at €2,046/m². The index is primarily based on resale apartment transactions but also includes data on newly built homes, providing a comprehensive overview of the market. Price growth has been particularly significant over the past seven years. Compared to the first quarter of 2019, when the average price was €964/m², apartments in Tirana now cost on average 122% more, surpassing the €2,000 per square meter threshold. This strong upward trend reflects sustained housing demand, the expansion of new residential developments, and growing investor interest in the real estate sector. Looking at a longer time frame, the increase is even more remarkable. In 2005, when the index was first introduced, the average apartment price in Tirana was just €664 per square meter. Today, with an average price of €2,141/m², apartment values have increased by approximately 222%, making the capital's housing market more than three times as expensive as it was two decades ago. The main areas analyzed by the index have also recorded significant price increases, indicating that growth is no longer concentrated solely in the city center but has spread across much of the residential market. Experts believe that the combination of strong demand, ongoing urban development, and increasing investor interest has kept prices on an upward trajectory. The market's performance in the coming months will be crucial in determining whether this pace of growth continues or begins to stabilize.
